Awesome Customers - Bob and Gina

"Tammy did a great job researching the area we were interested in, and traveled to see us often, even though we weren't in her normal selling area. We couldn't be happier with our first home buying experience and the help Tammy and StartingPoint Realty provided us with to make a comfortable home purchase."

Condos - 22.1 Disclosure and Financials

We haven’t touch upon this subject in quite a while. When buying a condo, we have a rule (the 50/50 rule) that will help you understand the importance of knowing the impact of a potential condo association. You must understand that it’s a 50/50 purchase: 50% is the condo itself, 50% is the condo association.

From a technical standpoint, this formula is wrong. You own 100% between your walls, and a proportional share of the common elements (roof, hallways, etc.). But from a real life aspect, we believe that you should remember the 50/50 rule when looking at purchasing a condo.

When you have a condo under contract, your attorney should ask the seller’s attorney for all the financials of the building: profit/loss, budget, meeting minutes, balance sheet, 22.1 disclosure.

You will then have five business days to negotiate any issues with the seller. So it’s VITAL that you tell your attorney and your real estate agent that you need to see these documents when they are received by your attorney. If you do not try to negotiate within these five business days after these documents are received, you can not cancel your contract due to any issues that you find within these documents.

It’s an oldie, but here’s a segment we did on NBC News explaining the importance of understanding this concept, click here to view.

REALTOR.com

We’ve been testing a number of sites as it relates to their home searching functionality, and we were actually pleasantly surprised with REALTOR.com’s functionality: www.REALTOR.com

The phone app is good, the iPad app is REALLY good.

Walkability Score

Many of you have seen this, some have not. For those looking in areas that they are not all too familiar, this is helpful: http://www.walkscore.com/

Just type in an address and this site shows you what’s around the home plus it gives a rating on the ‘walkability’ to restaurants, parks, etc.

FAQ's

When I actually get a loan for my actual home, am I obligated to use the lender that pre-approved me?

Not at all. The pre-approval will not cost a dime so you are not locked in to any lender that pre-approves you.

Why does Trulia and Zillow have so many listings that are inactive?
They do not receive a feed from the local MLS (Multiple Listing Service). The real estate agents themselves have to go in and add the listing to these sites. When the home sells and it's listed on these sites, same thing. Many agents do not update the status of the listing. These sites are great, but in order to get a truly accurate feed of listings, you'll need to go to a real estate agent's site, Realtor.com, or once you've started working with a buyer's agent, they will set you up on an automatic feed.

Do we need other professionals besides a home inspector to inspect a foreclosed home?

Sometimes yes, and this applies to all homes, not just foreclosures. Have your home inspection first, then progress from there. If there are electrical issues, have an electrician come out and give you estimates. Use those estimates when negotiating with the seller.

How long should we expect to wait for short sale approval?

On average, anywhere from 2 - 9 months.

Why is the square footage rarely listed on a listing sheet?
This is a good one; we don’t know. This is the only area in the country (Chicagoland) where agents are reluctant to list the approximate square footage. Our guess is that someone got in trouble a long time ago for listing inflated square footage figures. Nowadays, it states right on the listing sheet that all information is approximate, so we don’t know why it’s still an issue.

Speaking of square footage.....

Always know that when you do see square footage on a listing, it usually does not include the basement. MLS rules prohibit us from listing below grade square footage, however, if it’s a walkout basement, we’ve seen it added to the total. Ask your agent to clarify for you.

First Time Home Buyers Taking Conservative Measures

We sent out a press release that we feel you should all take a look at as it tells the tale of what’s happening in the first time homebuyer market right now. It was picked up by WBBM radio and an online publication on the East Coast.

We are starting to see more and more couples, and individuals, spend less of their income towards their monthly mortgage payment. They can qualify for more, but they are playing it safe. It's a movement that we advocate.
